What is a Management Survey?

The purpose of a Management Survey is to identify asbestos-containing materials (ACMs) that could be damaged or disturbed during normal occupancy and use of premises. This type of survey was formerly recognised as the old Type 1 & 2 surveys.

The management survey gives you the information needed to manage and monitor ACMs. This will include preparing an asbestos register and developing an asbestos management plan.  

WHO NEEDS A management SURVEY?

When maintaining any type of property, be it domestic or commercial, an asbestos management survey is the standard type of inspection required to fulfil your legal asbestos management responsibilities, in accordance with the Control of Asbestos Regulations 2012. .

However, this type of survey is not suitable for construction, refurbishment, or extensive maintenance work, in which case you will require a Refurbishment & Demolition Survey.

WHAT HAPPENS in A MANAGEMENT SURVEY?

During the inspection the surveyor will need access to all areas of the building. An asbestos management survey will usually involve low-level intrusive work and minor disturbance, unless refurbishment, or demolition are planned, in which case you will require a Refurbishment & Demolition Survey. The management survey will also assess the condition of these materials and their ability to release fibres into the air if disrupted.

Small samples are taken in order to determine the presence of any asbestos within the building. After these samples have sent to our accredited laboratory (ISO17025) for testing and analysis, we will be able to positively identify any suspect materials and provide you with a comprehensive report.

REINSPECTION SURVEY

As per Regulation 4 of The Control of Asbestos Regulations 2012, you are legally required to maintain records of any asbestos-containing materials within your building and see that it is periodically inspected (every 6 – 12 months). This is known in the industry as a Reinspection Survey.
